Brownfields - Phases I and II
EPSYS was retained to conduct a detailed Phase I and Phase II assessment of a site in accordance with the Pennsylvania Department of Environmental Protection (PADEP) Land Recycling Program Technical Guidance Manual. The site was owned by a client who wished to sell his 3.5 acre property that had extensive lead contamination of the soil over a substantial portion of the site. The assessment included monitoring well installation and sampling, geophysical surveying to identify piping and floor drain discharges, and establishing a soil sampling grid over the portions of the site where a release may have occurred. Sampling results revealed an area of elevated lead contamination in soil near the former manufacturing plant and varying degrees of contamination exceeding PADEP soil standards at various other areas of the site. Groundwater sample results showed compliance with PADEP statewide health standards. Leachate samples of soil showed limited migration potential and a fate and transport model demonstrated that contamination would remain within the site boundaries.
